Either such a report has been requested following a valuation report by a Surveyor or\u00a0 Home Inspector acting for a Bank or Building Society, or a buyer is concerned\u00a0 with some defects he \/ she has seen on a property they are purchasing or a home owner has noticed cracking or other defects within their home.<\/p>\n<p>Whichever it is, Kriss Cringle Associates will provide a fast, efficient and concise service. We endeavour to visit the property as soon as practical,\u00a0 usually within two to three days and can get the report back in a similar\u00a0 timescale.<\/p>\n<p>Following carrying out detailed structural inspections, we can report in one of two ways.\u00a0 Firstly we can report to you verbally either after the inspection or if acceptable to the vendor \/ estate agents, you can join us on the day at the property, where we can talk you through any issues found.\u00a0 In addition we can\u00a0 also subsequently prepare a full written report, including relevant\u00a0 photographs, written damage \/ cause listing and appropriate repair\u00a0 specifications.<\/p>\n<p>In either verbal or written report format, significant structural defects will be\u00a0 identified, including foundation movement \/ settlement, or any major\u00a0 superstructure defects, highlighting probable cause and recommending any\u00a0 remedial works that may be required including an estimate of cost to\u00a0 undertake those works.\u00a0 We also identify any relevant maintenance items or\u00a0 elements of repair which if left unattended could lead to issues developing in\u00a0 the future.\u00a0 We do not however, provide a valuation for the property and do not\u00a0 comment upon electrical or gas \/ central heating installations.\u00a0\u00a0The inspection,\u00a0 followed by a verbal only report would be \u00a3425 or the full written report is\u00a0 \u00a3825.\u00a0 You can always start with the verbal report and if the defects warrant it\u00a0 you can upgrade to a full written report if required at some stage by paying the outstanding difference.<\/p>\n<p>We will inspect the accessible roofspaces to comment upon any visible defects as part of the normal inspection.\u00a0 In addition, we can also undertake a more detailed structural analysis of the roof structure if requested.\u00a0 This is\u00a0 sometimes necessary if the roof has been recovered but the works were not\u00a0 submitted for Building Regulations and it is suspected that the roof structure\u00a0 may not be capable of supporting the additional loads. The additional analysis\u00a0 would attract a further fee of \u00a3175 and require the full written report option.<\/p>\n<p><em>A 24 hour service is available, however, there is a premium rate\u00a0 attached to this facility.<\/em><\/p>\n<p>Once completed, a full written report can be e-mailed to you (or any other parties) straight away in fully searchable <a href=\"http:\/\/www.adobe.co.uk\/products\/acrobat\/readermain.html\" target=\"_blank\" rel=\"noopener\">Adobe PDF format<\/a> .<\/p>\n<\/div>\n<div><strong>Defects<\/strong><br \/>\nThere are many structural defects that can arise within a property and each\u00a0 can cause varying levels and types of damage. Each defect requires careful\u00a0 appraisal to enable the most appropriate repair specification to be formulated.<\/div>\n<div><\/div>\n<div>Some examples of common symptoms of structural movement are listed\u00a0 below:-<\/div>\n<div>\n<div><strong>\u2022 Structural cracking, either within brickwork or through render \/ plaster<br \/>\n\u2022 Excessive deflection or lack of lintels above openings<br \/>\n\u2022 Floor slab settlement, creating gaps under skirtings<br \/>\n\u2022 Bulging or bowing of walls, typically at floor levels<br \/>\n\u2022 Cracking around bay windows<\/strong><\/div>\n<p>Occasionally the evidence is not conclusive and\u00a0<a href=\"https:\/\/cringleassociates.co.uk\/?page_id=87\">further investigations<\/a> may be\u00a0 required. e.g suspected defective drainage.
