There are many reasons why a Structural Inspection Report is required. Either such a report has been requested following a valuation report by a Surveyor or Home Inspector acting for a Bank or Building Society, or a buyer is concerned with some defects he / she has seen on a property they are purchasing or a home owner has noticed cracking or other defects within their home.
Whichever it is, Kriss Cringle Associates will provide a fast, efficient and concise service. We endeavour to visit the property as soon as practical, usually within two to three days and can get the report back in a similar timescale.
Following carrying out detailed structural inspections, we can report in one of two ways. Firstly we can report to you verbally either after the inspection or if acceptable to the vendor / estate agents, you can join us on the day at the property, where we can talk you through any issues found. In addition we can also subsequently prepare a full written report, including relevant photographs, written damage / cause listing and appropriate repair specifications.
In either verbal or written report format, significant structural defects will be identified, including foundation movement / settlement, or any major superstructure defects, highlighting probable cause and recommending any remedial works that may be required including an estimate of cost to undertake those works. We also identify any relevant maintenance items or elements of repair which if left unattended could lead to issues developing in the future. We do not however, provide a valuation for the property and do not comment upon electrical or gas / central heating installations. The inspection, followed by a verbal only report would be £425 or the full written report is £825. You can always start with the verbal report and if the defects warrant it you can upgrade to a full written report if required at some stage by paying the outstanding difference.
We will inspect the accessible roofspaces to comment upon any visible defects as part of the normal inspection. In addition, we can also undertake a more detailed structural analysis of the roof structure if requested. This is sometimes necessary if the roof has been recovered but the works were not submitted for Building Regulations and it is suspected that the roof structure may not be capable of supporting the additional loads. The additional analysis would attract a further fee of £175 and require the full written report option.
A 24 hour service is available, however, there is a premium rate attached to this facility.

There are many structural defects that can arise within a property and each can cause varying levels and types of damage. Each defect requires careful appraisal to enable the most appropriate repair specification to be formulated.
• Excessive deflection or lack of lintels above openings
• Floor slab settlement, creating gaps under skirtings
• Bulging or bowing of walls, typically at floor levels
• Cracking around bay windows
Occasionally the evidence is not conclusive and further investigations may be required. e.g suspected defective drainage. If this were the case then we would advise additional reports / investigations and can either carry out the additional works ourselves or can recommend appropriate qualified specialists to undertake the tasks.
